Survey, scope, sequence

Most disputes trace back to a scope that didn't say enough. A written scope stating what is included, what is excluded and what the price assumes prevents the conversation where both parties are convinced they agreed something different.

Sequencing is the next cause. Trades waiting on each other and materials arriving after the crew is the usual reason a four-week job takes eight, and it's a planning failure rather than a workmanship one.

And approvals can't be compressed. Structural design, building control and consents take the time they take, so they get started first rather than when the programme is already under pressure.
