Stage 1 · Survey
Seen in person, including what's behind things.
Four services for domestic and commercial clients, each quoted against a written scope after a site visit.
Refurbishment is a sequencing problem as much as a trades problem. We survey properly, write a scope that says what's included and what isn't, and run the trades in an order that doesn't have a plasterer waiting on a plumber who's waiting on a delivery.
Seen in person, including what's behind things.
Written in detail, with exclusions stated.
A realistic sequence, with dependencies.
Snagged with you before the final invoice.
Access hours, consents and building rules.
Phased around trading where needed.
Coordinated with building management.
Documentation and certificates handed over.
Commercial work lives or dies on dates and permissions. We plan around licence-to-alter conditions, building management access rules and out-of-hours restrictions, and phase works so a business can keep trading where that's possible.
Structural work follows a sequence that can't be shortened: a qualified engineer designs it, building control approves it, then it's built and inspected. We coordinate that process and we won't start structural works without the approvals in place, whatever the programme pressure.
What's possible, and what it involves.
By a qualified structural engineer.
Building control, and party wall where relevant.
Built and inspected to the approved design.
Planned works across the year.
Reactive repairs on agreed timescales.
Carried out by the appropriate trade.
Written, with photographs.
For property owners and managing agents we carry out planned maintenance on a schedule and respond to repairs as they arise. Each visit is reported with what was found and what was done, which matters when the property isn't yours to inspect.
